The rules
| Name | One-Unit Residential 1 |

| Floor space ratio | 0.5 on lots 0–464 m²; 0.3 + 93 m² on lots over 464 m² |
| Floor space notes | Principal building GFA = lesser of 0.5 x lot area or 0.3 x lot area + 92.9 m2 (s.509(2)); with a coach house, combined GFA may reach 0.5 x lot area, coach house max 92.9 m2 (s.509(2)(b),(c)). Exclusions (Definitions, GFA One-Unit and Two-Unit Residential): basement below First Storey (s.509(2)(c)(i)/509A(2)(b)), wall thickness over 0.165 m up to 0.25 m, crawl spaces/attics 1.22 m or less, balconies/porches at least 40% open, basements/cellars permitted before 2019-01-01, green-building mechanical room up to 9.3 m2, visitability features 4.7 m2 per unit, elevator up to 2.3 m2; open-to-below over 4.57 m counts twice. Values from CNV's RS-1/RS-2 zoning handout (doc 925131v10, amendments to Bylaw 8883, 2022-03-07), which reproduces s.501-514; Part 5 of the 2026 consolidation could not be read directly. Bylaw 9031 (June 2025) removed coach-house minimum lot width rules, so coach-house frontage rules here may be outdated. |
